How the 11 Month Booking Window Works for DVC Home Resorts

The 11 month booking window is the single biggest advantage of DVC ownership, and it's the main reason your choice of home resort matters so much. If you own at Beach Club, you can book a Beach Club villa 11 months before your check in date. Everyone else has to wait until the 7 month mark. That 4 month head start is enormous.

Let's walk through how it actually works, step by step.

The Two Booking Windows

DVC operates on two booking windows:

  1. 11 months out: You can book rooms at your home resort only. This window opens at exactly 11 months before your desired check in date.
  2. 7 months out: You can book rooms at any DVC resort in the system. This is when all inventory that wasn't claimed by home resort owners becomes available to everyone.

Both windows open at midnight Eastern Time on the appropriate date. So if you want to check in on December 20, 2027, your 11 month window opens at midnight ET on January 20, 2027. The 7 month window for that same date opens at midnight ET on May 20, 2027.

Why the 11 Month Window Matters

Some resorts are nearly impossible to book at 7 months. Beach Club during spring break? Gone within hours of the 7 month window opening. Christmas week at the Polynesian? Same story. Boardwalk studios during Food & Wine Festival? Don't count on it.

The 11 month window is your guaranteed shot at these high demand dates. If you own enough points and you're ready to book right at midnight, you'll get your room. It's that straightforward.

For lower demand resorts and slower travel seasons, the 7 month window works fine. You can often book a studio at Saratoga Springs or Old Key West just a few months out, even during moderately busy periods. So the value of the 11 month window really depends on which resort you want and when you travel.

How to Actually Make a Booking

Here's the practical process:

  1. Log into the Disney Vacation Club member website or call Member Services at (800) 800 9800.
  2. Select your home resort, check in date, and room type.
  3. The system will show you availability and deduct points from your account.
  4. You'll get a confirmation number immediately.

Online booking has gotten much better over the years. Most members book online now, though calling can be helpful if you need to do a split stay or want to waitlist a specific room category.

Banking and Borrowing Points

Your points are allocated on a use year cycle (February, March, April, June, August, September, October, or December). You can bank unused points into the following use year (with deadlines), and you can borrow points from your next use year to book a trip in the current year.

This means you could potentially combine two years' worth of points for a longer trip or a bigger room. A 1 bedroom at Beach Club during Christmas might cost 30+ points per night, so banking ahead of time is a common strategy for families planning a special trip.

Banking deadlines vary by use year, but you generally need to bank your points by the last day of the 8th month of your use year. Miss that deadline and those points must be used in their original year or they expire.

Waitlist Strategy

If your desired dates aren't available, you can place a waitlist request. The system will automatically book you if a room opens up (someone cancels or modifies their reservation). Waitlist requests require you to have the points available in your account, as they'll be deducted immediately upon a match.

Waitlists work surprisingly well for mid week stays and shoulder seasons. They're less reliable for peak holiday weeks, but there's no downside to trying. Your points stay in your account until a match is found.

What Happens at the 7 Month Window

At 7 months, all unclaimed inventory across every DVC resort opens to all members. This is where owning at a less popular resort but booking at a more popular one can work in your favor, sometimes.

The reality: popular resorts at popular times are already claimed by home resort owners. What's left at 7 months tends to be weekday availability, less desirable views, or slower travel periods. If you're flexible with dates and room types, the 7 month window can serve you well. If you have your heart set on a specific resort during a specific week, you want to own there.

Picking Your Home Resort Based on Booking Demand

Here's a general ranking of how quickly resorts book up (hardest to easiest):

  • Very high demand: Beach Club, Polynesian Village, Riviera, Grand Floridian
  • High demand: BoardWalk, Animal Kingdom Lodge, Copper Creek, Boulder Ridge
  • Moderate demand: Bay Lake Tower, Old Key West
  • Lower demand: Saratoga Springs, Hilton Head, Vero Beach

If the resort you love most is in the "very high demand" category, owning there is almost essential. If you prefer a lower demand resort, you could theoretically own anywhere cheaper and book at 7 months. Just understand the risk: availability is never guaranteed at 7 months.
