A DVC grand villa has three bedrooms, three bathrooms, a full kitchen, and a living and dining area. Depending on the resort, they sleep 12 people. The point costs are substantial: a 7-night grand villa at most resorts requires 350 to 500+ points, or $7,000 to $10,000+ at $20 per point for a week.

That sounds expensive until you divide it by 12.

The Per-Person Math

At $8,000 for a 7-night grand villa sleeping 12, you're paying $667 per person for the week, or about $95 per night per person. That's less than a value resort hotel room at Disney World, for a three-bedroom villa at a deluxe resort.

Compare that to booking four separate one-bedroom villas for 12 people (3 people per villa). Four one-bedrooms at a resort like Beach Club would cost approximately $4,000 per villa for the week, totaling $16,000. The grand villa, in that comparison, saves the group $8,000 and gives everyone a shared common area instead of four separate living rooms.

The math doesn't always work this cleanly. Many grand villas sleep fewer than 12, or the party size is 8 rather than 12, which shifts the per-person numbers. Run the calculation for your actual group size before concluding that a grand villa is the right move.

Which Resorts Have Grand Villas

Most DVC resorts offer grand villas, but they're not all equivalent. Some highlights:

Old Key West has the largest DVC grand villa in the system, with exceptionally spacious rooms and generous outdoor areas. The Old Key West grand villa is a genuine house-like experience.

Animal Kingdom Lodge grand villas at Kidani Village can include savanna views, meaning giraffes and zebras wandering past the balcony, shared by the entire group. This is a remarkable experience for a family reunion or large family gathering.

Bay Lake Tower grand villas offer Magic Kingdom views and Top of the World Lounge access for the entire group. For a significant family event tied to Magic Kingdom, this is one of the best options in the system.

Logistics to Consider

Grand villas require all guests to check in together, since the room is under one reservation. Coordinating arrival times for 10-12 people from different flights or driving schedules takes planning.

Point costs for grand villas are high enough that they're typically rented from members with large point banks or multiple contracts.
